Classic FICO vs VantageScore 4.0 Mortgage 2026: A Plain-English Guide
Any approved lender may use Classic FICO or VantageScore 4.0, chosen loan by loan. As of October 1, 2026, both models price on one grid, with no offset between them. Keeping both scores on the tri-merge report preserves that choice at the time of delivery. For current program-level status, see the Mortgage Credit Score Acceptance Tracker.
What changed in 2026?
| Date | What happened | What it means for lenders |
|---|---|---|
| September 9, 2026 | All approved lenders may use VantageScore 4.0 | Model choice is now loan by loan, not lender by lender |
| October 1, 2026 | Effective October 1, 2026: both GSEs price Classic FICO and VantageScore 4.0 on one grid; the 20-point offset no longer applies. | Neither model carries a price penalty at delivery |
| January 1, 2027 | FHA plans to accept VantageScore 4.0 and FICO 10T on new Title II forward case numbers (not yet final) | FHA still requires Classic FICO today; watch for a mortgagee letter |
What rules apply when a lender uses VantageScore 4.0?
| Rule | In plain words |
|---|---|
| One model per loan | Pick Classic FICO or VantageScore 4.0 before delivery; you cannot mix models on the same loan |
| Same model for every borrower | All co-borrowers on the file must be scored with the same model |
| Order from all three bureaus | A full tri-merge report is still required |
| The report can carry both; DU and LPA show each | Desktop Underwriter and Loan Product Advisor can read Classic FICO and VantageScore 4.0 from the same report |
| Manual underwriting requires Classic FICO | If the loan leaves automated underwriting, VantageScore 4.0 alone is not sufficient |
| An LPA Caution requires Classic FICO | Freddie Mac: a Caution finding triggers the Classic FICO requirement |
| Fannie Mae: DU-underwritten loans only | VantageScore 4.0 is not available for manually underwritten Fannie Mae loans |
| No refund for a model change after funding | The model is locked at delivery; changing it later is not an option |
| Representative score method unchanged | Middle-of-three still determines the qualifying score |
When is Classic FICO still required?
| Loan type | VantageScore alone? | Why |
|---|---|---|
| Conventional approved by DU or LPA | Yes | Both GSEs accept VantageScore 4.0 as of September 9, 2026 |
| Manual underwriting | No | GSE guidelines require Classic FICO without an AUS approval |
| FHA | Not yet | HUD still requires Classic FICO; watch for the 2027 mortgagee letter |
| VA | Lender or investor decides | VA sets no agency-level score model requirement; overlays vary |
| Jumbo, non-QM, portfolio | Usually no | Investor guidelines control; verify before ordering |
| Loans sold to aggregators | Check first | Aggregator purchase commitments may require Classic FICO regardless of GSE rules |
Should a lender order both scores?
- A score cannot be added without pulling the file again, which means a second hard inquiry.
- The lender can choose the model per loan, so having both available keeps all options open at delivery.
- DU and LPA are built to read both models from the same tri-merge report.
- Files that migrate to manual underwriting, FHA, or jumbo execution already have Classic FICO on hand.
Which score goes on the loan?
The choice is the lender's, with one model per loan, decided before delivery to the GSE. Once the loan is sold, the model cannot be changed. Check the Mortgage Credit Score Acceptance Tracker for current program-level requirements before ordering.
Frequently Asked Questions
Does FHA accept VantageScore 4.0 in 2026?
No. FHA continues to require Classic FICO scores as of current HUD guidance. VantageScore 4.0 is not an acceptable qualifying score for FHA loans.
What is the main difference between Classic FICO and VantageScore 4.0?
Classic FICO uses a point-in-time snapshot and requires at least 6 months of credit history. VantageScore 4.0 incorporates trended data, can score thin-file borrowers, and treats medical debt differently.
Is a three-bureau report still required?
Yes. Fannie Mae and Freddie Mac still require a tri-merge report under either model. The representative score is still the middle of three bureau scores per borrower, then the lowest across borrowers. FHFA is studying a two-bureau or single report, but no rule has been issued.
Where can loan officers check which score models each program accepts today?
The Mortgage Credit Score Acceptance Tracker at credittechnologies.com/credit-score-tracker lists current acceptance by program with source citations and per-row as-of dates.
Can a borrower have a very different score under Classic FICO versus VantageScore 4.0?
Yes. Most established borrowers will see similar scores across models. The largest divergences appear on thin-file borrowers, those with medical collections, or those whose credit behavior is trending up or down.
